Tips to increase home value

A Little Elbow Grease and DIY Projects
So you’re about to sell your house and you want to do some simple DIY projects to increase the return you get. There is no doubt that a well presented house is not only more attractive to a wider audience, but also more conducive to selling. Here are a few simple tips to consider before your next showing.
Paint and Electrical/Switch Plates
A very affordable project is painting. In a survey conducted, agents voted painting as having the highest return on investment. A neutral colour is best as it’s more acceptable to a wider pool of buyers. You’ll hear me say that a lot since the best way to get the most out of your home is to attract the largest pool possible of interested buyers. While you’re at it, change the electrical plates and switch plates if they’re dated or stained. It only costs a few dollars for each plate, but is a perfect complement to the fresh coat of paint.
Clean, and Keep Cleaned
Dirt and lack of neatness are a definite turnoff for most buyers. It forces one to question the owner’s care and commitment to the house in addition to driving away potential buyers who couldn’t see past the mess. Keeping your house clean for showings costs nothing but could end up selling your home sooner and increasing its worth.
Uncluttered Spaces
It’s probably time you reexamined the need to keep your box of old clothing you haven’t touched in years. Either rent out storage space for the time being or consider donating you goods to a charity, whichever works best for you. The point is, better organized spaces are more inviting and attractive. If I may add, storing these items in the attached garage is not a viable option.
There are countless projects you can undertake that won’t cost much (i.e. patching up holes where your old posters were hung), I won’t go on listing them all. But please do email me any suggestions you have and I’ll compile a list of Top 10 down the road.
